Zadar's Old Town, Borik and Punta Skala are different hotel bases. Decide how often you want to visit the centre and how much time you expect to spend at the property. A resort outside the city can be a good choice, provided its location supports the holiday you want.
Old Town: Heritage Hotel Bastion
Heritage Hotel Bastion suits a search focused on the Old Town. Compare luggage access, parking and the facilities you need for a shorter stay. A city hotel should not be chosen on the assumption that it has a resort-style beach or pool complex.
If most evenings will involve restaurants and walks in the centre, staying nearby can simplify the plan. Confirm opening days for the particular places you want to visit, especially outside the main summer period.
Borik: Falkensteiner Hotel Adriana
Falkensteiner Hotel Adriana is in Borik, not Punta Skala. It is an adults-only property. Check the current minimum age and terms when booking rather than treating it as a family resort.
Its address creates a different city journey from Bastion's. Compare hotel dining, swimming facilities and the transport you would use to reach the Old Town. Do not assume every beach service is included in the room price.
Punta Skala: Hotel & Spa Iadera
Falkensteiner Hotel & Spa Iadera is at Punta Skala outside Zadar. It is a candidate when the hotel's spa and resort facilities are a main reason for travelling. Trips into the city need separate transport planning.
Iadera is distinct from the nearby Family Hotel Diadora. Confirm Iadera's own age rules, pool access and available activities rather than borrowing descriptions from the family property.
Excursions: choose by the journey, not the headline
For a national-park or island outing, check the full schedule from your hotel, not just the advertised time at the attraction. A visit to Plitvice should not be described as a guaranteed 75-minute drive from Zadar. Road traffic, departure point and the tour route affect the day.
Boat outings need a weather plan and clear inclusions. If you are connecting Zadar with Istria or Split, check the actual route rather than assuming the city is a convenient halfway stop for every itinerary.
Compare the total stay
Look at room occupancy, meal plan, parking, transfers and cancellation terms. A cheaper room farther from the activities you want may require more transport. A resort can still be the better fit when you intend to stay there for most of the day.
